What you should do

Here are a list of items to consider when you are letting out property:

  • If your tenant pays rent weekly or in cash you must give them a rent book.  If the rent is collected via the bank you both automatically have receipts of payments.  You do not need to have a business account for this but you do need to give the tenant your bank details.    We can help by drafting a letter for just £10 to cover this.
  • You must have gas appliances tested annually and keep the Landlords Certificate safe.  All gas should be dealt with by a Corgi registered fitter

  • Decide whether you are letting the property as unfurnished, partly furnished or fully furnished.  All of these are likely to include curtains and carpets.  Any furnishings you have in the property must be fire retardant.  All modern curtains, chairs, beds etc should be. Just be aware if you are buying secondhand items.
  • You need an energy certificate on any property you let.  It costs from £50 to £130 and lasts for 10 years.

  • Electricity testing is coming in very soon. Keep a check on this.  All electricity should be dealt with by a qualified electrician

  • Have the building insured under a buy to let or landlords scheme as this will protect you and should also include public liability

  • Make sure that both the mortgage company and the insurance company know that you are letting the property

  • Arrange for an accountant.  He will guide you on what you can claim for and what tax you are likely to be liable for.  Don't be afraid to ring and ask questions.  You will find he is worth his fee.

  • Don't forget from 1st July 2007 there is no smoking in communal areas.  Tenants can smoke in their flats, if you allow it, but not in public corridors.  This does not apply to houses you rent out to a single family.
